History
Arcadia is a gorgeous and prestigious desert oasis neighborhood in the heart of Phoenix. It was born in the early 1920s when the land just south of Camelback Mountain was sold in 5 acre lots for 35 cents per acre for the primary use of citrus farms. Some Arcadia homes were built in the 1920s and 1930s, but this was still considered a rural area at that time. As the Phoenix sprawl reached (or at least got closer) in the 1940s, you will find that most homes were built between 1940-1960. Arcadia was named for Virgil’s Arcadia: a peaceful, pastoral region of ancient Greece.
According to Merriam-Webster, Arcadia means “a region or scene of simple pleasure and quiet”. Take a drive through the winding streets of Arcadia and you will soon succumb to its tranquility as Arcadia has some of the lushest landscaping in all of Phoenix with green lawns, towering trees, swaying palms, and huge oleander plants that are not only colorful but act as privacy walls. And there still remains quite a few citrus trees which is a special treat for the nose during their blooming season in spring. Arcadia is a true desert oasis.
Types of Homes
Since Arcadia’s beginning, it has been synonymous with luxury homes as these were built as estate homes. Most homes are built on at least a half-acre up to 5 acres. With the high quality of the original construction, Arcadia amenities, and its location, Arcadians tend to stay and renovate/expand their homes rather than moving away. Most Arcadia homeowners will normally get first-class architects involved in the process. On occasion, it is decided that some homes are beyond a renovation, are torn down, and started from scratch. Nevertheless, the talented architects design the new construction to still have the charm/character of yesteryear so that it blends seamlessly with the other existing homes.
Arcadia Real Estate varies greatly in terms of architectural style ranging from a Spanish Colonial, Tudor Revival, Country Cottage, Ranch, Cape Cod, modern, and more. Arcadia is not formally a historic district even with its age and is far from a tract home community.
There are some lovely neighborhoods adjacent to Arcadia that are significantly less expensive than Arcadia proper, but are still quite desirable. One of which is Arcadia Lite and another is Lower Arcadia.

Arcadia Market Report
An In-Depth Look at Arcadia
As we dive deeper into the single-family home market in Arcadia as of April 14, 2025, several key trends emerge that provide insight into current market dynamics.
Active Listings: In the last month, there has been a substantial rise in active listings, climbing to 58, up from just 28 three months prior. This represents a significant increase in available inventory and suggests that buyers now have more options to consider. It's worth noting that active listings typically ebb and flow with demand; thus, this increase may reflect a cooling in the market's rapid turnover.
Months of Inventory: The current months of inventory stands at 7.9, which is a marked increase compared to the 3.0 months recorded three months ago. This indicates that homes are remaining on the market for longer periods before being sold, which can suggest a shift towards a more balanced market environment where supply is beginning to catch up with demand.
Sold Prices: Recent sold prices show a downward trend, with current sales averaging $2,938,500, down from $5,371,500 just three months ago. This decrease of approximately 45% may signal that the market is adjusting to the recent influx of inventory and potentially a response to economic factors that give buyers more negotiating power.
Days on Market (DOM): Seller responsiveness is reflected in the average DOM, which now sits at 59 days. This is a decrease from 87 days three months ago, indicating that although there is more inventory, homes are selling faster than before, which may suggest an initial buyer interest despite declining price points.
Overall, the Arcadia single-family home market appears to be evolving, characterized by increasing inventory levels that are providing buyers with a richer selection. Prospective buyers might find enhanced negotiating leverage as sold prices adjust downwards in response to greater market supply. Conversely, sellers may need to recalibrate their expectations as average prices have softened, necessitating strategic pricing and marketing to attract buyer attention in a more competitive landscape.
